CBRE Establishes Second Joint U.S. Logistics Investment Program for Japanese Partners
~ Development Project in Georgia Attracts Investments from Hankyu Hanshin Properties, Keihanshin Building, and Nippon Steel Kowa Real Estate ~
June 10, 2025
This second UIV program has received investments from Hankyu Hanshin Properties (Kita-ku, Osaka), Keihanshin Building (Chuo-ku, Osaka), and Nippon Steel Kowa Real Estate (Minato-ku, Tokyo). The investment target is the "Buford Creek Business Center," a logistics facility located in the Atlanta metropolitan area. Atlanta stands as the largest logistics hub in the southeastern United States and the fourth-largest market nationally. The development site is close to Interstate Highways 85/985, a key transportation infrastructure, making it an ideal area for logistics facilities supporting urban deliveries and long-distance freight.
This program series is a collaborative effort, leveraging CBRE's Investment Banking and Asset Management divisions to establish a U.S.-based limited partnership and a Japan-based investment business limited partnership. The program offers comprehensive, one-stop support for Japanese companies' investments by partnering with Trammell Crow Company (TCC), a leading U.S. developer and part of the CBRE Group. With over 77 years of experience and a strong track record in logistics facility development, TCC's extensive expertise is combined with CBRE Asset Management's operational capabilities to execute these joint investment ventures.
The U.S. real estate market, particularly the logistics facility sector, is poised for continued growth driven by structural changes such as supply chain restructuring and sustained demand expansion. The current market environment presents an excellent opportunity for Japanese companies to enter this sector, and CBRE's role as an operator facilitates seamless investment into robust logistics facility developments by top developers.
Through this program, Japanese partners can enter the rapidly growing U.S. logistics real estate market and gain opportunities for stable income generation.
The CBRE Group, in ongoing collaboration with TCC, remains committed to stimulating investment in U.S. real estate, creating attractive and strategic transaction opportunities for Japanese companies, and advancing significant development projects.
