Offered LEED Consulting Services Including Feasibility Study

CBRE announced today the completion of two projects for Union Investment, a German fund management company, to acquire LEED Gold certification for two office buildings it owns in Shibuya.

In November 2017, CBRE, Energy & Sustainability Singapore and SEA team, was engaged by Union Investment Real Estate Asia Pacific as a LEED consultant for buildings it owns in Tokyo. The two certified projects, the J6 Front Building and Shibuya Prime Plaza, are both office buildings located in Shibuya, achieved Gold certification using LEED EB:OM v2009 (Existing Building: Operations and Maintenance).

LEED (Leadership in Energy & Environmental Design) certification, developed by the U.S. Green Building Council, is a third-party verification that rates buildings' efforts in operations, energy & water efficiency, waste management and other categories. Considered as a global standard in green building certification, LEED rates qualified buildings based on four certification levels: Platinum, Gold, Silver, or Certified.

CBRE was appointed as the LEED consultant and supported various processes required for earning LEED certification and verifying green building performances. The two buildings were recognized by its efforts on energy conservation through the introduction and efficient use of LED lighting, innovative waste management, enhanced water efficiency, well maintained indoor air quality by making indoor smoking rooms LEED-compliant.

"We consulted CBRE about achieving LEED certification for two buildings we own in Shibuya, and they supported us from the start," said Eric Frappier, Senior Asset Manager of Union Investment Real Estate Asia Pacific. "Based on feasibility study results, we initially aimed for Silver certification for the J6 Front Building and Gold certification for Shibuya Prime Plaza. But thanks to CBRE's assistance, the J6 Front Building earned more points than what's required for Silver and succeeded in earning Gold certification. The projects were recognized publicly at the September 13 GBJ Symposium 2019 hosted by Green Building Japan. This raised the value of our properties, and we are greatly benefited from an international team of CBRE green building experts."

Mitsuhiro Jimbo, Senior Director of CBRE Property Management, also commented, "In recent years, the UN Sustainable Development Goals have come to be shared as universal social goals, and awareness of sustainability is fast rising among Japanese companies. More and more investors are incorporting environmental, social, and governance factors in investment making, and green buildings are distinguished by its superior performance. Compared to other countries, the number of LEED-registered projects in Japan is still small, but it is expected to grow significantly within a few years. CBRE being the world's largest property manager, we will continue to assist our clients on certifying more green buildings, delivering their sustainability strategies and reducing real estate's carbon footprint."
