CBRE Supports Hirogin Holdings with New Headquarters

CBRE was entrusted by Hirogin Holdings to provide project management and workplace advisory services for the reconstruction of their new headquarters.

CBRE (Japan Headquarters: Marunouchi, Chiyoda-ku, Tokyo) was entrusted by Hirogin Holdings Inc. (then Hiroshima Bank, Ltd.) to provide project management and workplace advisory services from April 2017 to May 2021 for the reconstruction of their new headquarters. The new building opened its doors today.

As a result of this project, the 50-year-old Hiroshima Bank headquarters was reimagined as a dynamic space in the city fit for a "comprehensive financial services group." The new building has 19 floors above ground and one basement floor. Hiroshima Bank and other Hirogin Holdings group companies occupy floors 8-19, housing about 1,600 employees. The building also has a lively café on the first floor, banking and securities stores on the second and third floors, and a large hall on the fourth floor that can accommodate up to 700 people.

CBRE was involved from the initial planning stages, analyzing the previous state of the office, conducting workplace surveys and developing strategies, and managing the overall project (scheduling, cost, quality). CBRE also advised on procurement, construction design, work style reform (activity-based working), change management, and a pilot program for temporary relocation sites. The workplace advisory helped strengthen collaboration across various departments and also improved operational efficiency.

To support various workstyles, we proposed features such as an internal staircase to activate collaboration, a large floor space, and a mix of open and concentrated areas. By thoroughly managing the construction and relocation process (selection and procurement of contractors, interior designers, and moving vendors according to budget and schedule), we were able to complete the project on schedule and construct a building that satisfied the client. In recent years, the function of an institution's headquarters has been reviewed in line with the reorganization of regional banks and the consolidation of branches. This experience will therefore equip us with the know-how to continue to deliver superior results for clients with similar complex needs."
