CBRE Provides Full Support for “Arai Provance Urayasu”, Arai Provance's First Self-developed Multi-tenant Logistics Facility

CBRE (Japan Headquarters: Marunouchi, Chiyoda-ku, Tokyo) recently supported the development of a multi-tenant logistics facility for real estate company Arai Provance Co., Ltd. (hereinafter Arai Provance).

In July 2019 Arai Provance entrusted CBRE with advisory and project management work for their new logistics facility development. In October 2021, CBRE was also mandated with property management services. The new multi-tenant logistics facility named “Arai Provance Urayasu” (steel-frame, four stories above ground, total floor area 34,598 sqm) in Urayasu City, Chiba Prefecture, was completed on October 28, 2021. Upon its completion, the main tenant Nittsu NP Logistics Co.,Ltd. moved in and the facility officially started its operations.

CBRE contributed to the execution of this project by proposing a development plan tailored to the client’s needs, combining its expertise in market research, development, design, and construction, to secure a high and stable income as sought after by the client.

Yoshio Arai, President and CEO of Arai Provance, who oversaw the project, said, “This project was a very important initiative in determining the direction of our future business strategy as we changed the direction of our core business from metal processing industry to real estate – two very different industries. CBRE proposed a facility with the optimal balance of schedule and cost, quality and grade, while taking into account the anticipated rent for a facility located in the Tokyo Bay area. Thanks to CBRE, a leader in the logistics real estate industry, we were able to fully supervise the development of the facility and start operations on schedule in October 2021, for which we are extremely grateful.”

CBRE’s Hiroyuki Iwatani (Project Manager, Project Management) also commented, “In order to meet the client’s goal of building a versatile facility that can be stably owned long-term, we thoroughly analyzed tenant demand in close cooperation with the logistics facility leasing brokerage division. In particular, when formulating the basic development plan, we took into consideration numerous factors. First, a location that was not only convenient for deliveries in the city center, but also for deliveries from the wider Tokyo metropolitan area. Second, the employment environment - one which was close to a residential area and therefore easier to attract talent. And third, a property that could accommodate the highest level of facility specifications in the industry. In addition, we liaised with the construction company and the design office to incorporate a garden onsite. This peaceful and beautiful space was another solution that catered to the client's business strategy.”
