Recent years have seen a significant rise in the development of multi-tenant cold storage facilities in Japan, with new supply slated to reach 141,000 tsubo in 2027.

The cold storage market has insufficient capacity, particularly of space to store frozen foods for distribution. Due to the differences in specialist requirements for handling various foodstuffs, matching tenant needs to new developments can be challenging.

Despite these difficulties, however, the expanded use of leased cold storage facilities should play a significant role in addressing the issues facing the logistics industry.
