The Beginnings of a Leasing Market

Due to the necessity of using different equipment for different stock types, cold storage facilities are less versatile than most other real estate asset types. For this reason, most existing cold storage facilities in Japan are either owner-occupied by manufacturers of chilled or frozen foodstuffs or are developed as Build-to-Suit (BTS). Whilst the development of cold storage facilities for lease to multiple tenants was long considered difficult, the ongoing shortage of cold storage space has prompted more developers and investors to initiate new developments. CBRE therefore expects the leasing of cold storage space will gradually become a more viable option for users of cold storage.
